New online filing option could save eligible Rio Linda and Elverta homeowners about $70 to $80 each year

Sacramento County homeowners now have an easier way to claim a small but worthwhile break on their annual property tax bill.
Beginning today, September 8, the Sacramento County Assessor’s Office is allowing property owners to file for the Homeowners’ Exemption entirely online through DocuSign. Previously, homeowners could face the extra step of mailing paperwork or visiting the Assessor’s Office.
The exemption reduces the taxable assessed value of a qualifying owner-occupied home by $7,000, generally resulting in property tax savings of approximately $70 to $80 per year.
There is no charge to apply, and homeowners generally only need to file the application once.
“Making it easier for property owners to access the benefits available to them is an important part of how we serve the public,” Sacramento County Assessor Christina Wynn said. “Providing an online filing option for the Homeowners’ Exemption gives homeowners a simple, convenient way to apply while continuing our efforts to make Assessor services more accessible and efficient.”
Who qualifies?
To qualify for the Homeowners’ Exemption, an applicant must be a property owner, co-owner or purchaser named in a contract of sale and occupy the property as their principal residence.
Generally, the home must be the owner’s principal residence as of January 1. The exemption may also apply when an owner occupies a home within 90 days following completion of new construction or a change in ownership.
For Rio Linda and Elverta homeowners who aren’t sure whether they’re already receiving the exemption, it is worth checking before submitting another application. The Sacramento County Assessor’s Parcel Viewer allows property owners to review their assessment and existing exemptions.
How to file
The new online Homeowners’ Exemption application became available September 8, 2026, through the Sacramento County Assessor’s Office website.
Homeowners can also use the Assessor’s Parcel Viewer to determine whether the exemption is already applied to their property.

For homeowners who qualify but haven’t filed, the exemption isn’t a huge windfall — but $70 or $80 is still $70 or $80. And now Sacramento County has made claiming it considerably easier.
