West Sacramento’s Onyx Investment Group has submitted plans for a major new development known as Yusi Commons. Located on approximately nine acres of undeveloped land on Watt Avenue—just north of the Elkhorn Boulevard intersection—the project is set to be one of the largest affordable housing initiatives the area has seen in years.
For a local point of reference, this property is on the west side of Watt, just north of the tire shop and cell tower property.

The Living Space The complex will consist of nine three-story buildings housing a total of 370 units. The layout is heavily focused on smaller living spaces, featuring:
- 279 Studios (approx. 400 sq. ft.)
- 79 One-Bedroom Units
- 12 Two-Bedroom Units
Affordability & Demographic Focus The project is tiered by income level, earmarking 74 units for very-low-income residents, 196 for low-income, and 100 for moderate-income. A significant portion—116 units—will be specifically reserved for seniors.
More Than Just Apartments Yusi Commons isn’t just residential; it includes over 21,000 square feet of commercial space. Community amenities planned for the site include:
- Rooftop decks and a playground.
- A dedicated dog run and a parking area for food trucks.
- Natural integration of the existing creek that bisects the property.
Parking and Transit The development includes 243 parking spaces with EV charging stations. While this is less parking than county standards usually dictate, the developers are utilizing credits for being located directly on a transit line and for preserving existing trees on the lot.
Timeline and Budget With an estimated price tag of $75 million, Onyx Investment Group hopes to secure entitlements within six months. The goal is to break ground before the end of the year, pending funding from the state’s Affordable Housing and Sustainable Communities Program and potential tax credits. The architectural work is being handled by Graphia Architecture, Engineering & Construction out of Lincoln.
